Terms and conditions


All the prices include the accommodation, bed sheets, the heating, water, gas and electricity, cleaning (final cleaning service included) and all the expenses apart from the tourist tax. The amount of the tourist tax is determined by the town laws in effect at the time of the stay and are subject to change (currently 1.55 € per person per day older than 14 years).


We offer the following payment methods:

– Debit card / credit card (Maestro, Mastercard, VISA)
– Bank transfer
– Cash

Arrival and departure

On the day of arrival, the apartments/the rooms are available from 2 PM. On the day of departure we kindly request you to leave the apartment/the room until 10 AM, if you other arrangements with us have been made before.


The booking is final only after the transfer of a deposit and the receipt of a booking confirmation. The deposit will not be refunded in the case of a cancellation. Furthermore, the following terms and conditions apply to cancellations:

Cancellation policy according to art. 1382 C.C. (Italian Consumer Code)

Even though there is no right for cancellations according to the Italian Consumer Code (Codice del Consumo Italiano); we provide you with the following cancellation rights according to art. 1382 C.C.

Until the 30th day before the arrival, the booking can be cancelled without the payment of a penalty. The deposit is not refunded.

In the case of a cancellation of the vacation by the guest in the period between the 30th day before the day of arrival and the date of arrival, the guest must pay the following penalties:
– Cancellation until the 7th day before the date of arrival: 50 % of the total agreed price.
– Cancellation until the 3rd day before the date of arrival: 75 % of the total agreed price.
– In the case of a no show or in case of an earlier departure the total agreed price for the entire stay must be paid.

Please inform us instantly in the case that you cannot spend your vacation at our place.

Travel insurance – Holiday cancellation cover

We advise you to take out the travel insurance “Red Rooster” at the moment of your booking. The insurance covers all the cancellation penalties so that you can wait with joy for your holiday, without caring for any unforeseen events.
